Finding a rental home

The Ministry of Land, Infrastructure, Transport and Tourism publishes multilingual guidebooks for searching, contracting and moving into a rental home.

Questions about working conditions

The Ministry of Health, Labour and Welfare lists consultation routes for foreign workers. Check current languages and availability.

School information for children

The Ministry of Education publishes school-enrolment guides for foreign children. Your municipality or local school confirms the process that applies where you live.

One-stop support

FRESC provides information on public support desks for foreign residents.

Keep the next step small

  • Choose one task.
  • Open the responsible public source.
  • Write three questions.
  • Confirm the local office, current requirements and deadline.

Prepare a brief for the person helping you

“I need help settling in” is hard for a counter or adviser to answer. A useful brief names one task, what has already happened and what you need to know next. Keep housing, work and school questions on separate notes even if they all result from the same move.

Housing: compare the same things before choosing

The MLIT link above includes materials for landlords and people looking for a home. If you are looking to rent, choose the Apartment Search Guidebook. Use its search, contract and moving sections alongside this preparation note; a landlord-facing document is not your application checklist.

  • Must-have conditions: write your location, journey needs, household size and maximum monthly spending in your own notes. Separate these from preferences you could compromise on.
  • Costs to clarify: ask for a written breakdown of the initial total, recurring total, renewal-related items and move-out conditions. Mark whether each quoted item is refundable, non-refundable or still unexplained.
  • Before signing: ask what a term means while you can still make a decision. Do not treat an oral summary or this guide as the contract.
  • Condition record: use the guidebook’s condition-check materials to ask how existing damage should be recorded and reported at move-in.

Work: describe an event without deciding the legal answer

For an employment question, note the dates, the relevant written term, what happened and the question you want answered. Keep copies of records privately. Use the MHLW foreign-worker consultation page to check the current service, language and available hours. The page can help you find advice; this article does not decide whether your employer has broken a rule.

An effective opening is: “My written schedule says one thing and my recent work record shows another. Which records should I bring so someone can explain my options?” Send documents only through the channel the actual service tells you to use.

School: prepare a local enquiry

Start with the MEXT enrolment guide, then ask the municipality or school about the process for your child. Questions can include the appropriate contact, documents to prepare, language support and how any previous schooling information should be provided. Do not post a child’s name, birth date, school records or address into a public comment or translation form.

Worked example: two homes, one comparison

Fictional planning example — no property, quote or tenant is real.

Option A
Option A fits the preferred journey but its initial-cost breakdown is missing.
Option B
Option B has a clear initial total but the move-out conditions are unexplained.
Next action
Neither is ready for a fair total-cost comparison. The next action is to request the missing items in writing, not to declare the option with the lower advertised rent “cheaper.”

Copy this enquiry: “Could you separate the amount due before moving in from the recurring monthly amount, and explain which charges may be returned and under what conditions? Please also point me to the renewal and move-out terms.”

Your finished output: a one-page brief with your must-haves, missing information and one named next contact. The office-visit worksheet can hold the questions. Only the responsible organisation can confirm the procedure that applies to you.

Turn your housing shortlist into a decision

Separate the cash needed before move-in from the net cost after departure. Our furnished versus unfurnished comparison and private calculator groups initial, monthly, renewal, furniture and exit costs without treating an unknown deposit refund as zero.

If buying your own appliances changes the result, complete the delivery, installation, warranty and disposal checklist before paying. A complete quote and confirmed delivery route are more useful than a low advertised price.
